Winterization and Close-up Procedures for Benedetti Pines

Now that we've had our fun, it's time to start cleaning up and head for home.  Here is a list to make this job a little easier.

General Clean-up:

Wash & Dry all Dishes in sink, look around cabin for stray cups & dishes.  Look in fridge for dishes or food containers.

Look in fridge for all parishables and any open containers that may spoil or leak- Throw them out!

Next look on the buffet and Kitchen table for dry goods that are open and take them with you, as open containers may spoil & attract ants.

After the dishes are all washed, wipe and clean the sink, stove, counter top, buffet and all food prep surfaces.

Take all Garbage and empty boxes and all other containers with you.   Double check that the trash cans in   bedrooms and bathroom are empty.

Vaccuum all carpets and area rugs. Sweep the Kitchen tile and hardwood floors.  Also sweep and wash the bathroom floor.

The Cleaning Supplies (Scrubbing bubbles) are under the bathroom sink.  Wash and wipe the bathroom sink and mirror.

A Fresh & Clean toilet makes everyone sit and smile- The toilet cleaner is under the sink and the brush is next to toilet.

Clean the shower and bath tub.  The bathtub brush is under the bathroom sink- Use the scrubbing bubbles).

Winterization Procedure:

(Important to follow step by step)

Next, remove the cover for wellpit and slowly lower the ladder down. Be careful not to hit well pump on ladders way down!

First step is to click off Hot water breaker switch.  Should be number 2 or 5 in the breaker box- Read the label.

Find outlet plug on the wall behind the Hot-water tank and unplug the well pump cord.  (the grey plug) This is very important!!!

Next you need to find the 2 red vavles on top of the hot water tank-  Close these 2 valves next.

Now it is important to find the 5 valves that you will be working with.   Look for the red valve next to the bottom of blue water tank. Close it.

Close the 2 vavles on the hot water tank next.(Turn them to the right)

And finally, open both drain valves. (Turn them to left)  Got it?  Good!!

So, remember- Close this one first-(Turn it to the right)

Leave the trebble light ON to keep the wellpit warm.  The light bulb will continuouly burn for up to 2 months.

The trebble light will keep the room above 55 degrees reguardless of winter conditions and temperature.

Spare light bulbs are kept in the corner of the wellpit, if you need to change the trebble light's bulb.

In utility room, Open the both sides of the faucet handles, and pour half a cup of antifreeze down the drain trap.

Now using the right button (blue) on the thermostat, click the Temp down to 50 degrees.(this picture shows me using wrong button)

Now Pull the ladder out and replace the 2 wellpit covers and put the ladder back in the cabin. (front closet or utility room)

Do not forget to open all the faucet handles, including the 2 on the Kitchen sink & the 3 on the Bath Tub.  Pour a half cup of antifreeze down each drain trap, but do the bath tub last after you have emptied the toilet tank & toilet bowl.  See Instructions below.

Remember: To open both faucet handles- Hot & Cold and leave open.

This is how much antifreeze we pour down each trap drain, and also use this same amout for toilet bowl and then also in toilet tank.  This cup is under the sink the Antifreeze is kept in the utility room.

Time to lock it up:

Next, lock the barn door handle handset and both dead bolts & take some fire wood from the shed into cabin and place it next to woodburner Stove.  Now you're ready to lock the shed up.  Also check that the gas grill's gas valve is turned to the "off" position.

Be sure that the fire in the pit is completely extinuished!  Check for deep smoldering coals and smother them with water. Be sure to clean out the wood stove of it's ashes and dump them in in fire pit.

And Lastly, cover the TV & Radio, and double check that curtins are closed and the Windows & Doors are locked and secure. Check that the dead bolts are locked and put the drive way enterance gate back up and lock it-  Thanks, have a safe drive home and see you again next time at Benedetti Pines!

Lastly, you need to open the 2 water
drain vavles (1 is the hot water and
the other is the cold water drain.
Open both, they are behind the
ladder on the wall.

Flush the toilet one last time, and remove lower closet shelf & toilet cover. Remove as much remaining water as
possible from tank and toilet bowl with a cup and dump the water down bath tub drain.  Now pour the antifreeze in
the tank, and then in the toilet bowl & finally down the bath tub drain.  (That is why the tub drain is done last)

Put all plastic chairs & picnic tables back in the Barn.  Sweep floor and remove all trash.  Check all overhead
doors are locked and turn off all the lights.
